The manager will contact you, and find a time for you to come view the house.






STEP2 Viewing


The staff will come meet you at the nearest station.



・Requests

We ask that you view the house before signing a contract so that you understand the house atmosphere, facilities, and rules.

*If viewing the house will be difficult because you are overseas or live too far away, please consult with us.



If you will be moving in on the same day as the viewing, please bring a copy of a photo ID.






STEP3 Applying to move in


There will be a simple move-in inspection. (takes 1 or 2 days)

When applying to move in, please provide the following.



≪What to bring≫

A copy of a photo ID (1 of the below)



・Driver's license

・Passport

・Alien residence card

・Registered residence card



≪Move-in application flow≫



・Fill out the application form

・Provide a copy of a photo ID

*Please bring the original as well



★Caution★

We cannot keep rooms open for you for free before you move in. ("keep" meaning, hold without rent charge)

Existing contracted customers take priority.



If there are several requests for a particular room, the person who has decided their contract date will take priority.

*In the case where decided contract dates overlap, there will be a random drawing.





STEP4Inspection


We will contact you with the results.






STEP5Sign the contract


After the inspection is finished, you will sign the contract at the house.

You can also sign the contract the day you move in.

It will take around 2 hours to explain the house and facilities, register fingerprints, etc.






STEP6Initial fees


Please transfer the initial fees by the designated date, or the day before your contract date.


≪Initial fees≫

【pattern.1】When the contract starts between the 1st and 20th day of the current month

(1)Current month rent calculated daily (condo fees incl.)

(2)35,000 yen deposit

15,000 yen will be taken from the deposit for handling and cleaning fees (upon contract signing)

(1) Current month rent calculated daily (condo fees incl.)

(2)35,000 yen deposit

15,000 yen will be taken from the deposit for handling and cleaning fees (upon contract signing)

If you will be continuing to live in the room, we apologize for the inconvenience but we ask that you complete the contract process again.

*Continued contracts do not require handling fee.






STEP8Moving in


If you have already signed the contract, you can move in whenever you like.

Please contact us 1 month before you plan to move out.

STEP10 Moving out, last check


After contacting us regarding moving out, you will receive contract cancellation paperwork.

Please return the filled-out paperwork to us within 3 days.



Please reserve a time so that our staff can check the room and receive the key from you.

Please make this reservation for the day you move out.






STEP11 Move out day


When moving out, please remove all your belongings and clear the room.

・We will check the state of the room, etc. and if there are any items left behind.

・Please return the key to the manager.



*Mail forwarding

 Once your new residence has been decided, please make sure to forward your mail.






STEP12Deposit/overpaid rent refunds


We will check if the room is clean and there is no damage.

If there are no problems, 20,000 yen will be refunded to the account you designate.



Also, after the room check, if there has been any overpaid rent (calculated daily) it will also be refunded to you.
